Sounds like you’re on the right path if your goal is to start off the new relationship with your tenant in an adversarial manner.

You’re changing the tenants address so obviously you would have to give them notice.  The address in the lease is also going to be incorrect if you change the unit number.  What is the rational for this change?

I would have issues a notice to quit when they didn’t pay the rent.  Maybe they aren’t planing to leave on the 15th.  There are no guarantees.

Try vacuuming all the dust out of the back of fridge and fan area.  This is the cause of a refrigerator failing to cool quite often.

Of course your aunt could pay rent.  Why would you think paying the landlord for an apartment your family still has possession of is a bad idea?  Do the right thing and pay the landlord until you clean out the unit and return the keys to the him.

Is there an HOA fee? If not I'd avoid it. Too much of a hassle to cover commmon expenses.

Use neutral colors and don’t overthink it.

You should rent for market rent regardless.  Type of agreement is irrelevant.  I would only charge extra if you knew going into the agreement that it was going to be short term.  Whose idea was the M2M, yours or tenants?  You should be calling the shots and using whichever agreement you’re comfortable with.

Honestly who cares if a tenants package gets stolen.  Why would you even think to get involved it this type of stuff?  Much more important things to focus on.

Take the tax free gain and move on.  You don’t want to be an out of state landlord.  Too many headaches.
