If you already bought the place there really aren’t any pros and cons to discuss. Get it rented to a qualified tenant ASAP and start collecting money.

Anything that can be billed to them should be billed to them. If it’s billed to them they must have their own meter though.

Give him the 3 day notice if that’s what is required in your state. In Mass it would be a 14 day notice. Make sure you know which rules apply to your state.

In Mass if the tenant looses their voucher the state turns their back on the landlord. Now the landlord has to go through the lengthy process of evicting the looser tenant without any help from the state. The illusion of “guaranteed rent” can be a mith. Lots of pitfalls with section 8. The experience will largely depending on the case worker assigned and the local section 8 office.

Use BIN, it should work for this. Will also cover the nicotine stains. FYI it’s very watery and a bit difficult to work with.

Sure you can deny — a felon is not a protected class. I’d deny for the lie anyways. But you can just say you’re going with another applicant.

You’re responsible for the rent in accordance with the lease you signed. You do not have to return keys. If the property gets re-rented before your lease expires, then you’re no longer liability for paying the rent.

It’s usually not cost effective to submeter the water and some states, like Mass, have strict regulations for charging water to tenants. Best to just make sure rents are high enough to cover your cost. In a multi, Landlord takes care of exterior maintenance.
