I've seen this question time and time again and as a real estate agent myself I believe agents would never disappear. With the peek of the technology boom in real estate it still doesn't change the fact that real estate is an interpersonal/relationship-based business. In fact there are still older real estate agents that don't use email, the internet, or text messaging and they still are conducting business. How? or Why? Well people still want a physical human being to help them in their home buying/selling process.

Millennials care most about the location and the proximity to amenities like parks, shopping centers, restaurants, nightlife, etc. Integrating technology with your properties is a great idea, but you have to take into consideration that some people just won't take care of it and they might even take it with them when they move out. Keep it simple and renovate them just how you would any other rental unit (paint, appliances, hard wood floors) basic things that you can get from Home Depot.

Co-ops are a pain even when they are regular transactions so I can only imagine!

You have major advantages when you have your license, especially if you live in a very hot market with a lot of competition! You just have to make sure that you follow the rules/regulations and disclose everything that is necessary.

Hey Keegan, 

I don't mean to speak for other people but being consistent with mailers generally means to not give up on the campaign after receiving no calls. Many people in real estate begin their mailing campaigns and after one round of mailers sent they give up because no one calls them.

Hey Daria,

Wow, that's extremely unfortunate. One of my closest friends works for the Housing Authority of Paterson so I hear stories of that nature all the time. It's best to get an understanding of your mother's needs and what it is she truly wants to do. Have you spoken with your mother regarding this?

There is a lot of activity from investors in that area of Jersey City so that's always a good sign. North New Jersey in general is a market were most homes receive multiple offers within days of listing. It's all a matter of personal preference and really narrowing down to what it is you are looking for location-wise. The first negative thing that I think of regarding that area of Jersey City is the crime rates and even schools (source: https://www.neighborhoodscout.com/nj/jersey-city/crime) but if you can oversee that then it is a prime location to invest! Not to mention how hot the market is in Bergen-Lafayette/Greenville.

When you are looking at listed properties on the MLS, it is not up to the agent to make that decision. The agent would have to run everything by the actually property owner. The seller's attorney most likely would be hesitant to allow their client to work with you due to the contingencies you would most likely add so you can walk away. In reality it would be very hard for you to be taken seriously as a wholesaler if you want to take that approach.

How to Win Friends and Influence People by Dale Carnegie - Not really a RE book, but it's a relationship book and that's what real estate is! A relationship-based business!
