You could purchase a list of property owners and their information from list brokers like listsource.com and preforeclosure.com. If you are looking for free ways to find numbers you can take down their names and look them up on thatsthem.com. You could also search their name on Google and look for their social media accounts and see if you could instant message them on there or try to find their numbers with the Google search. This method isn't as accurate and effective as paying for it but it's a free option.

Well, it definitely depends on the condition of the property. Did you take a walk through the property yet and are you familiar with estimating home repairs? Also just asking out of curiosity, how did you come up with 10K as the repair costs?

Fair Lawn and Bergen County as a whole comes with a hefty price tag. It all depends on your flipping strategy. Are you interested in properties that need an extensive amount of work done to them? Or properties that just need light renovations?

The "We Buy Houses" websites are lead landing pages. Lead landing pages work only if you have a great marketing plan put in place to drive people to that page! You can market on Facebook, Google (probably the most expensive but most effective), Craigslist, and forms of offline marketing.

Use the FB Marketplace! You'd be surprised how much traffic you can pick up from just doing that.
