Never thought it would be this hard to find decent and good labour without breaking the bank in Las Vegas.

Hi everyone,
I'm starting out in my REI journey by buying my own home and hopefully renting out some of the rooms. The papers are signed and I have the keys to the house but I'm at a lost as to how to get it fixed up and presentable again. We want to get laminate flooring done throughout the house, which includes ripping up the old carpet and tiles, and would really appreciate any suggestion for good flooring referrals from everyone in Las Vegas, Nevada!

Those are amazing rehab cost numbers! I have been hesitate to enter the rehabbing side of real estate investing since I don't quite know where to begin calculating rehab cost. Perhaps you can write more about your process in a blog post since it's so fresh on your mind?

Thank you so much to Mardochee Piere for all the insightful info. I have to save this thread and review once I have the time but I definitely feel as though home prices have hit their peak and is due for a slow down if not a crash in the horizon as a whole. Every market however have pockets that support the high prices and other growth within the community will ultimately decide. My main advice to anyone is to be informed in you local news to be prepared for the changes ahead of time.

Las Vegas have an overall large rental demand since many hospitality workers comes from out of state and tends to rent for the first few years before deciding to stay and buy or move. In terms of better tenant, I know that the Eastside of N15 have older neighbourhoods and would require more hands on management whereby the Southwest/Sumerlin area attracts more desirable tenant. Even northwest or Enterprise can are contender for good tenants. The trick is to find a rental properties that have all the right numbers. It's much harder now to find properties that meets the 1% let alone the 2% rule in SFH.
There are very few MFH fourplexes on the Westend since most MFH are older on the Eastside but that's where the number still seems to work relatively well here.
Just my 2 cents.

Hello everyone,
I'm still starting out in this brave new world of Real Estate Investing. Having only recently obtained my Real Estate License, I was wondering if anyone in the Las Vegas area know of a dependable CPA that understand Real Estate nuances that can advise me on how to form a LLC for both my Real Estate Agent part as well as one for my personal Real Estate folio?
