Herbert M. Newell, lll Newell & Holden LLC I haven't used him yet but when I interviewed him he seemed very knowledgeable. He said his firm handle the legal process for a lot of the student housing that has been popping up everywhere in Tuscaloosa. His firm always help form LLCs, write rental lease agreements, and so on.

@Matt Schelberg Sorry for hijacking this thread I'm a new investor as well. Related to the posted question. What is the risk of pulling out of a purchase agreement if the inspector quotes repairs  higher than your rehab budget and the property is being Sold As Is?

@Brad Crosby Unless you are renting per bedroom I don't understand why it's a big deal if they are paying the rent on time, keeping the place clean, and are good tenants.

I'm looking for contact information for contractors and lawn care who do services in Class D areas.

I'm still in the education phase in investing in rental properties. I haven't bought any properties yet but my wife and I do plan on buying our first primary residence house in the first quarter of 2017 in the Tuscaloosa area and the first rental either in the Tuscaloosa or Birmingham area in the third quarter of 2017. I know many seasoned investor would tell me to stay from Class D areas but since I grew up in a class C/D in the Greene County area and my wife in the class D Birmingham area, I wanted to help the housing community and the people in it. I'm currently building a strict screening method to help weed out the bad tenants and an easy why for tenants to send me money. I gaining my education from BiggerPockets' No (and Low) Money Down and Rental Properties Investing. Later on my list I will read Rich Dad Poor Dad.
