If the tenant currently owns and recently sold his/her home, I verify they paid their mortgage on time via their most recent credit report and mortgage statement.
If they have been renting and I cannot obtain verification of rental history then I look at compensating factors, how is their income, job stability, credit. If solid credit and income but lacking the housing history then I would request an increased deposit or co-signer.
