Hi Justine, I am single female real estate investor as well. I purchased my first property in 2012 and I have done 11 transactions. I purchased, renovated and either flipped or rented them out. I currently have 4 rental properties. 3 townhouses and 1 SFH. It has been a crazy ride but I am grateful for it. Looking into doing another LTR hopefully this year.

9/10 times they don't buy anything at all, let alone in your market. If they do, it's usually lowballing a couple of properties after trying to send you all around town for several weeks to look at anything they think is a good deal. I'm not going to waste weeks of my time for a slight chance of making a thousand bucks off a 60k BRRRR property.
The people who get the attention of the on the ground team are the ones who know exactly what they want and are ready at a moment's notice to get it.
You're right in that being an agent is not difficult. I don't even think they should exist for the most part, but the good ones know where to spend their time as well.
Excellent point. Being an agent can be easy or hard depending on the client. I have been blessed with an amazing agent that really cares and knows what she is doing. Unfortunately, there are some people that do not respect the profession, waste time, and can be condescending. Respect goes both ways.

Keep them free and clear so you do not have to worry about how long it takes to fix it, or if the renters are late or don't pay. Its much more stress free. And then you can also buy another good priced distressed property when you are backlogged in fixing because the opportunity came up, and you do not have to worry about how many payments you have to make with out the rental income.
Oh, and by a decent, but modest property for your primary home. Follow Warren Buffet's example in primary home purchase.
I would save 25% and follow this model as well.

Same here. All tenants have paid. No one has contacted me about hardships, but I completely understand if it comes later, but for now, its business as usual.
