I got a couple free book credits on Amazon Audible and wondering what would be some good books to listen to?  I already have "Rich Dad Poor Dad" but have heard some good reads are "Millionaire Real Estate Investor", "The One Thing" and "The Ten X Rule"

What are some of your favorites and why?

Most definitely will do that. No sense is putting money into something that is speculative.

It's possible that it could lead to that one day. I live in a rural area and there aren't any property management companies locally that I am aware of. 

If it isn't required by law I would install them if the tenant were to cover the cost of installation. They are requesting it after all. I figure by doing this you are showing the tenant you are willing to work with them and by requesting they foot the bill you aren't training them to make ongoing requests.

@Rob Beland after everything is said done I'll have 36 units. I also work full time. Granted the goal is to leave the full time W-2 job and go Full time into running the properties. Do you find it a challenge managing that many units?

I would definitely say pass. Imagine if they were manufacturing Meth in your property. Big time cleanup costs right there and here in Oklahoma something that has to be disclosed to prospective buyers or tenants. 

Congrats!!!!!  It's certainly a learning experience when it comes to your first property. I'm still learning since I'm the kind of guy that thinks why pay somebody else when I can just do it myself. Of course I'm not touching electrical or plumbing with a ten foot pole. I'll leave that stuff to the pros, but other than that I'm game. If you ever have questions the BP family is the place to go. Keep us all updated on your future purchases.

I have been curious if anybody out there has started a PM business to manage their own rentals? The reason I ask is the area where I live there aren't any PM companies locally to help out. If so, how did you structure your business? Did you include PM costs into the rent or did you separate it out?

Hardwoods are the only way to go!
