Don't know if anybody has done this before or if it would even be legit, but what about taking the bill and dividing it equally to each unit. If it was 33k that runs about $86 per unit for the year. Just a thought.
Seeing that most college graduates leave school with a mountain of debt versus their income from their employment I was wondering if anybody has had any luck securing traditional financing with a high student debt to income ratio? I have this situation and fortunately have creative financing options for my properties but wanted to know if anybody been able to purchase going to the bank

Nope! There are plenty of folks here on the forums that are more than willing to help you analyze a deal. Don't fall for the guru nonsense.

No kidding on the lot sizes. Heck, even the small lots in my area do not get maintained and city has a heyday with code violations.

What about special assessments? I would steer clear of properties with HOAs. They could potentially bite you in the rear.

I'm paying 6% on my 100% seller financed property and I feel it's more than fair.

I agree with the previous posters. Stand firm, do not lower the rent, remove the disposal and cross your fingers they move.

       I'm yet to go hungry up here but if I want some heartburn I may look at Texas. Lol 

     Eventually I will prob invest in some units down there. There are so many markets to choose from that you'd be a fool if you couldn't make a buck or three.
