I was excited to see you live in Enid and are wanting to get started investing. I grew up there and currently live in Blackwell which is right up the road from town. My place was built in 1919 that we have "house hacked" It was just featured in the Summer edition of American Bungalow magazine. I'll post some pictures once I get on my computer at home. I love rehabbing old places. There is so much more quality and character in them. Of course the only negative is generally electrical and plumbing, but the pros outweigh the cons in my opinion.

Like everyone else has said it isn't necessary to get started, but every little bit of knowledge helps. As I was doing my house YouTube and the internet became my best friend and I learned a ton. The advantage I see is that you can buy distressed properties at a discount over a turn key one and remodel to your specs over somebody else's, but then again different strokes for different folks. It just boils down to if you want to do the work or pay to have it done. I prefer to be hands on as much as I can.

Sounds strikingly familiar to my area. Small Blue collar town and stagnant economy. I would say if further due diligence checks out it might be worth taking a chance. There is a 15 unit apt building I've been eyeing so I'd love to see updates to this story.

I lived at the corner of 15th and Rockford (Cherry street) and loved the area so Im a fan of Midtown. However, you will quickly learn to hate Tulsa road conditions and constant construction. The price of progress they say. Lol The suburbs are ok. I would go Broken Arrow over Jenks or Owasso. It has has a good school district but the morning commute from Broken Arrow is terrible due to the I-44 bottleneck off of the Broken Arrow expressway. Best of Luck!!!

What are some of the horror stories out there when it came to rehabbing a property? What challenges did you face and how did you overcome them? What was the worst property you all have come across and did a successful rehab? I ask because the majority of the homes in my market are all close to a hundred years old and contain the majority of the things found in such homes. Knob and tube wiring, no insulation, old foundations, etc etc. I know im capable of turning a old neglected home into a gem as im doing it to my current residence but i want to hear others stories. Let me know what you all have come across. If you have before and after pictures that would be awesome!
