Hi all! I am looking into wholesaling in the Dallas, TX area and wanted to introduce myself to all buyers that are either just starting out and looking for deals and also existing investors that are willing to partner up with me in my venture to becoming a top performer in wholesale industry.
I have been utilizing BP for a year or so now, gaining knowledge from past forums, but it's time too put what I've learned to use and get too work! I have met plenty of RE investors through my line of work, so I'm going to be really aggressive with locating properties in efforts of gaining deals with those whom are looking to sell and for buyers who are looking to purchase.
If you are interested, please dm me. I would love to discuss things with you.

Property tax could be a potential high cost, depending on where you invest. I ran into an issue with my Heating/A/C unit, which is going to cost me a large amount of my profits this year. Not looking forward too the repair cost.

Exactly was I was thinking Jerome. Nick, I would talk to your dad and ask him if he would even consider letting you keep the house and you could rent it out. I'm sure there are people that are probably looking for a roommate and would be willing to lease out a room. If you do your calculations, you will be able to pay the mortgage if there is one, put some extra money in yours and your dad's pockets and help someone that is looking to lease a room.
Is the house free and clear or mortgaged? There are more options that one with this property. Speak with your dad asap!

@Chelsy S. Have you ever considered having a few properties in Germany as vacation rentals? I know that managing the properties would be difficult from La. but I'm not quite sure how cheap it is to have a property management company take care of everything for you.
@Robert Lenord Congrats on your new purchase!

Tory, welcome the BP family! I believe the idea behind it is to be able to locate the properties and see what the status of the property is. Ex. Foreclosures, homes for sale, tax properties, etc... The list goes on and on. So depending on what area of RE you're interested in, you can start working on getting yourself one of those properties.
Please correct me if I'm wrong anyone.
@Andrew Syrios Thanks for the input. I have considered putting the utilities in my name, being that the VA pays for the primary tenants rent and all of his bills.
I'm guessing that the tenants have to have a lease before they can get lights, because the city requested the lease before setting things up.
Hello BC family,
I have 2 tenants that I am leasing my rental property to and they are having issues with getting their utilities turned on. One of the tenants that is on the lease has a bill due. Since she is listed on the lease, they will not turn on the utilities until the bill is paid in full. The amount due is extremely high and the tenant doesn't want to pay it.
Has anyone else had to deal with an issue like this before with your tenants? This information did not show up on her credit report. I need some suggestions, please!
