James Lee Very difficult to get the email address or phone numbers of absentee owners. I totally agree with Sharon and Mike. Targeted direct mail is my #1 deal source. Position yourself so motivated sellers find you off your marketing..

Nick Saucier Whenever I JV (partner) with another wholesaler and they have a great deal and I bring in one of my buyers. I only will agree to work with them if they agree to split the wholesale profits. Some wholesalers will want you to add in your profit on the back end. I refuse to do that...
Always sign a JV contract with the other wholesaler and get a copy of A/B P/S contract. Title company will get all the contracts and insure everything is in order on closing day.

David Doyle I personally have never found a motivated seller that had the ability to sell at a price that would work for me and them on C.L, however it is possible. I have learned early on in the game to position myself so the deals find me off my targeted marketing. I do advertise on C.L for new cash buyers, but most of the people that respond are either tire kickers or other wholesalers.

A Good Cash Buyers will consider a wholesaler as an asset to their investing business. A deal source... someone that will find them KILLER deals. As long as the numbers work for the them, a good cash buyer is not concerned with the wholesalers profit. They know you are not doing this for free. It kills me to hear someone even suggest going around a wholesaler. That's why it's so important to build relationships with your cash buyers. 90% of my cash buyers are repeat buyers.

Krystle Hendricks The biggest advantage is having MLS access. Secondly, If you are persuing REO's or listed properties, then you can just call listing agent, get the lockbox code and enter property. The only small disadvantage is disclosure to seller.

Denise D Leads off the MLS are free and that's why everyone is looking there. The best deals are the one's only you know about from your marketing and it's up to you to let the world know about them. The easier the deal is to find (MLS) the more it will cost.

Amanda Salas Those steps are generally the basics of wholesaling.. However wholesaling is marketing.. you have to market. Secondly, you have to know what is a GREAT deal to pass on to your cash buyers. Another term we use in wholesaling is "Pushing paper or Flipping contracts".
