Thank you for all the help! Definitely leaning towards Rentec based on your recommendations, and the product's features and cost for my few properties.

I see a lot of talk in the forums about the different property management software programs. I have 10 rental properties and am wondering if anyone can recommend software that will give me the biggest bang for the buck to help manage and keep track of everything for my properties.

A few that I have heard of and am considering are Buildium, Appfolio, and Truerent. I think Truerent is free but maybe you get what you pay for! I would appreciate anyone's opinion about these or any others on the market.

Thanks very much!

Mike

Welcome to the site, Fran! Reach out to me whenever you want. I am an investor and Realtor/Broker here in Fredericksburg and am happy to help out in any way I can. Hopefully we can do some work together in the near future!

Mike

Thank you very much, Wayne and Guy! I will consult my closing attorney and probably get him to draft it for me.

I am typing up a Mechanic's Lien Release to be used when completing my rehabs (in Virginia) and making the final payment to my contractor. How do I protect myself from liens from my contractor's subcontractors and suppliers? Do I need to get all of his subs and suppliers to sign the Release also? I sometimes don't know every subcontractor and supplier he's using.

Any input would be much appreciated!
