Post: water line break

Last week I discovered a water line break outside. Turned out that it was under the sidewalk, a few feet from the water main. The plumber came, dug out under the sidewalk. These city concrete walk pads are about 4x4, and the leak was about in the middle, 18" to about 2' under the bottom of the pad itself.

I had him remove the polybutylene and replace it with copper, from the main to the far side of the walk, about 8 feet.

When he removed the dirt from the area, he removed more than a five gallon bucket of rocks, many about softball size, a few larger, most about baseball size or so. When he backfilled, those rocks were left out. He did NOT shovel dirt UNDER the walk, just in the holes beside it.

There is still dirt supporting both ends of the pad where it meets the neighboring pads, but I'm concerned that that supporting dirt will cave in and the sidewalk, level now, will tip or --I don't know the term--subside?-so that one pad is lower than the others, and I will be responsible for raising it.

Is that likely? Should I call the plumber to have someone sent to re-dig, and shovel that dirt UNDER the walk? Am I being paranoid? What would you do?

I thought of digging it out myself and shoveling dirt under the walk, but I did ask the fellow about it, he said it would be okay. I didn't believe him then and don't now.

Should I call the plumber and have them come back out?

I received the following email from Peter, in responce to an FSBO ad I have on Craigslist.

"Hi my name is Peter ____ and I'm with _____ Executives. I'm not writing today to see if you'll list your home with me but was hoping that if I were to bring you a buyer, you would pay me a 3% commission.

I would like to place your property in some of my marketing mediums and with your permission get double exposure on your home. Should a potential buyer contact me in regards to your property I'd like to call you and set up a time to show your home.

The information I will need to begin is some fantastic photos of your home, contact info, and as much property information as you can give me. I hope I can be of some service to you and at least bring you a buyer. To date I've helped bring 26 for-sale-by-owner sellers a buyer and look forward to helping you as well.

What advantage does he have in listing my property on his "marketing mediums"--apparently at no cost to me?

What do I need to watch out for, what language is a red flag for me, is this a good deal for me?
If I agree to this with him, and I get the same offer from others agents, can I do the same there?

How do I respond to him to get the best arrangement for me?

:help:I type in my state, and continue on--then it deletes the photos I had already uploaded, then tells me I can't leave the state blank. :badwords:
I DIDN"T leave it blank---the durn thing erased the state.... :cry:
So I repeat. same thing :pissed:

Only the master bedroom was left empty. I'm glad I took the time and work to stage it. I feel much better about showing it. I plan to be there both Sat and Sunday 12 to 5, and sell it sunday night.

Matt,
One of my young friends (about 18) has started an internet MLM business. The only way he is allowed to advertise is by word of mouth-no commercial print, no internet ads.
He told me about it, and gave me a flyer. He said he stands at local busy stores and events and passes out fliers and talks to people.
FWIW, his flier is pn heavy pumpkin colored 8.5x11 paper. He uses large print w/ 5 sections:
top almost 1/3 is
his business name,
...........AT............
his website address.
Next almost 1/3 has a "town crier" cartoon, (right side, facing left) crying out the sections of his business, the bottom 1/3, same type, smaller font, gives a little more detail via the name of the business his products are sold through, the bottom right tells why someone should use his site.

I talked to a title agency officer this morning to handle the closing on my sale next week. She said there's a lot of money for qualified buyers, their co is closing properties constantly.

So it's somewhat hopeful.

My daughter used to use sprint, but quit. Everytime she called to make a change they automatically enrolled her in a new two year contract. I think they lost some business because of that, but may still do it.

My Sale is this weekend, and I will use a title co, on advice of a RE attorney.
The Title co sent me papers to fill out. One of them is the who pays sheet. Who usually pays for the following, the seller or the buyer, or if split, is it 50-50, or some other %age?

Who generally pays for what?
