@Nita Martin That's exactly what I've done with Cozy for years, but the person on the phone flat-out told me yesterday that ApartmentsCom doesn't support listings like this. I asked if there was any way around it and was told no, and that the listings would be rejected since my address is already "flagged". See the screenshot--the house is one address with the bedrooms all labeled A/B/C/D. In Cozy they each had their own completely separate listing and lease/payment. I thought about setting it up as an apartment and various other ideas but honestly I'm sick of trying to adapt to their awful interface, so I'm going to attempt Rentler.

An absolute nightmare. Besides some of my listings not migrating properly I was just told today that ApartmentsCom doesn't support "rooming house" listings where bedrooms are rented individually on separate leases, which is what I've been doing for about 12 years. Cozy had absolutely no problem with this whatsoever. Cozy was a breeze...ApartmentsCom EFFING SUCKS. Where is everyone else switching to? I've seen Rentler suggested several times.

@Robert Ellis Sadly I royally screwed up this deal. I had the properties under contract for $182,500, but due to lack of funding/not knowing what I was doing I bailed. They were re-listed 3 months later and sold within days for $305,000 in the very same condition, i.e. I could've made a cool life-changing $100,000+ had I been able to close. I'm still losing sleep over it. There aren't many opportunities left in those areas.

Here is a rare opportunity in north Italian Village, one of the hottest real estate markets in Columbus. I'm currently in contract on 2 adjacent parcels containing 3 houses and seeking a partner who can close the deal, or someone I can wholesale it to. Parcels can be sold separately for an immediate profit, houses can be rehabbed, or properties can be held while development in the area continues. Need to act fast or I will no longer be in contract and someone else will take them. The main houses each need about $100k to give them the Italian Village treatment, with ARV of each at least $300k.

@Peter Lohmann what do you mean by "smaller jobs"? do you think either of them could help with single family rehabs, or are they more like maintenance/handyman companies? thanks!

@Benjamin Von Blon did you ever find a good architect in Columbus?
we have a single family 2 bedroom rental property, and are looking to convert a 3rd floor attic space into a 3rd bedroom. we would need a staircase installed for proper access, and probably an egress window, and whatever else a bedroom would require.
@Steve Baldwin/@Corey Liepelt maybe you more experienced guys would know: do we want to consult with an architect, an engineer, someone from city zoning, a general contractor--or all of the above??
