Being consistent and time blocking. Spend a designated amount of time searching and learning about your target areas each and every day. I spend one hour each morning looking at everything that happened in the multi fam world in the past 24 hours...New Listings, Under Contract, Back on Market, Contingency Contracts, Price Decrease/Increase, Expired/Cancelled/Withdrawn, Sold so I can know exactly what to share with my investors. It is important to watch the trends.
Another thing, search different journals to see where corporate headquarters are opening. This will help you locate areas you may like to farm.
Lastly, NETWORK! Hand your cards to everyone who might be able to help you. I try to hand out at least 5 cards a day. This may be to the mailman in an area I want to farm. Police officer or firemen who know their area and what homes may be vacant to someone at a title company who may be able to provide you a list of homeowners who have foreclosures notices or tax issues. You won't get business if no one knows what you do!

DFW metro as a whole has 215 available on mls ranging from 179k-1.3m. There are a few available on Loopnet that are not listed on the mls. 64 of the 215 are actual triplex, four plex or apartment/plex with more than 5 units. As for zip codes....it will really depend on what you goal is. Some zips have higher rental rates while others have long-term tenants. Let me know if there is anything I can assist you with or set up a search portal.
