@Antonio Jimenez, welcome to BP!  Congratulations on you EMT cert!  You are a very busy young man with great plans and goals.  Just start where you live and work. You have handy-man skills, so you can start with a fixer-upper.  Read Set for Life and some of the other real estate books to get yourself directed on the right foot.  Good luck and keep us posted!

@James W. welcome! Good luck. Since your home (rental) doesn't cash flow, are you at least getting the mortgage and taxes paid? The beach is always a good place to be!  Decide where you would like to live/hang out and maybe send out "feelers"; visit that destination before you decide to move!

@Cameron Silva, welcome to BP!  This is definitely a place for lots of info.  Good luck on your new venture! Why rentals out of state? 

@Mark Hooks, the BP site has lots of blogs and podcast that cover some of this information.  Unless, you have buckets of cash stuffed inside your mattress, you should finance.  First thing you will need to do is get your credit scores and all of your financial records together.  Then, head to your friendly banker, or lender, even someone you meet in your local area on BP.  They can answer a lot of these questions for you.  A loan can be obtained is the bank/lender requirements are met.  Its all about the money. Do you have a w-2 job or an inconsistent employment?  The IRS knows what you have.

License application fee $120/fingerprints vary from agency/testing fees about $120 and classes about $600. Then the fees for joining the Realtor association.
