I am not so much concerned about how the door will be fixed. My husband is a trim carpenter by trade so he is very familiar with installing exterior doors and such. I am mainly wondering if I should charge the tenant for the repairs, since it was her cousin.

@Brian Mathews - I don't trust them to fix the door up to our standards. We will get the door fixed.

So here's what happened. My tenant called me with some "bad news" and preceded to tell me that "someone" kicked in their front door and was caught red handed taking stuff out of their house and ran away. The police were called and a police report is being filed. The tenant offered to fix the door and we could take the money out of her deposit. However, after my husband talked to her, she said that it was her cousin that kicked in the door.
My question is, since this is the first time something like this has happened to us, who pays for the door? In our lease it states "...reimburse Landlord, on demand by Landlord, for the cost of any repairs to the premises damaged by Tenant or Tenant's guests or business invitees through misuse or neglect..." I don't have a copy of the police report yet because this happened yesterday.
Any input is greatly appreciated.

Let me start by saying this is the husband, Brent. We got $100,000 4 years ago, and currently have 8 rental properties. We're thinking of leveraging some of our properties. I don't know if we should just buy more rentals. I'm thinking of doing a couple flips to make some quick cash this year. I'm fully capable of doing a flip, just never have. I run a 10 man trim crew doing new resedential construction. I have the contacts and know to do a flip, but still kinda nervous because I've never done myself. My real question is what would YOU do if you got $100,000??????

We are tying to get someone to move in by the 15th. We have numerous applicants, none of which are knights in shinning armor. Should we rent to one of the applicants or wait and leave the house vacant until the "perfect" tenant comes along?

If your lease agreement has a clause about not being a noise disturbance I would give the tenant a written warning and have the next door neighbor call animal control to file a complaint. If it doesn't help the tenant could get a fine from animal control and/or you could kick them out for breach of contact.

Maybe look into adding liability insurance on the houses. Do the insurance companies require a DNA test to determine the breed of the dog or is just taken at face value?
