I need to renovate a rental I just bought. New baseboard trims, painting and floors. I want to replace the whole floor and I want to use vinyl planks. So I need help finding the best vinyl planks for rental properties. Something affordable but that is waterproof and scratch resistant. Something that will take a beating from a tenant.

I live in Seattle and can tell you right off that the biggest problem is the cost of living especially housing. The big firms there (Boeing, Microsoft, Amazon, Facebook etc) raised $500M to try to start to tackle the problem since they partly created it (skyrocketing of house prices and rent) but they have to deal with the red tape. Secondly, majority of the homeless a tually come from other states (NY, Oregon etc) because WA and the City of Seattle do have very good care program for the poor but the inflow outweighs the available resources. And we are already at 10% sales tax, 20% alcohol tax etc.

Just like Aaron said. Be a teacher and be an agent part time. As your list of client grows you can be a teacher part time or not at all and become fully an agent. From your savings you can become an investor. I have a friend who is in IT, became an agent part time to pay off student loans earlier and then became an investor.

Hi Andy. Thank you for the warm welcome. I am looking at potentially doing both but leaning more to renting at this moment though if a good flip opportunity comes along I will take it head on.

Hi everyone. I am a new investor in the DFW area focusing on Arlington, Grand Prairie, Mansfield, Cedar Hill and Desoto.
