Hi Cindy. Including utilities in the rent can be an expensive option. Once the tenants know they are not paying for it they just don't care about conserving. Like @Charlie Fitzgerald said, North Las Vegas utilities can send you back up billing but it still won't prevent them from making payments. I think the real issue you should look at is properly screening the residents to make sure you're getting the right person in your rental. Also, I think once you manage your property for a while you might change your mind. These are the things the property manager handles as a property manager and owner I've realized how undervalued PMs are. Just my two cents. Good luck and if you need anything let me know.

Hi Matt. As you must already know the cash flowing properties in Ohio are abundant. I just closed on an 18 unit and am traveling out there next week to finalize my team to get things going on a massive purchasing campaign. I'll be making trips every two to three weeks so let me know if you would like me to keep an eye out for you.

I can't help my self. It like a kid in a candy store. The volume of deals available and returns are really amazing. I'm getting more excited the more I learn about the returns. And this is just the beginning because as soon as I have my model set up in one market I'm just going to replicate and move to the next and next. 

I'm in LA this week and leaving back to Ohio end of next week. Let's get together sometime next week  and talk to see how we can work something out. I have most of my team set up and just need to finalize a couple of details which I hope to have complete on my next visit.

 I completely agree with you. I made my initial visit to Ohio a couple weeks ago and I  picked up an 18 unit building. I am headed back out in a couple of weeks to hopefully pick up 5 to 10 more properties.  I'm setting up my team and should be up and running within the next 30 days.  Reach out if you want to work something out.

Hi Tyler. I recommend that you use an agent that is familiar and is active using that product. It's not difficult you just have to know the program to make sure you meet all requirements and the agents has to know what to write in the offer. I can refer you to someone if you don't already have an agent. Good Luck. Think about a multifamily. You can accomplish more (in my opinion) in terms of getting ready for real estate investing.

Well folks wanted to get your opinion on this. How has this played out in other markets when an NFL team comes to town? I thought the Faraday deal was a game changer I am sure that this will change the game completely if it were to happen. Where are my smart analytical people at?
