@Account Closed, not interested in PMs listings at all. I am just interested in a PM company that is interested and focused on PM, if they are seeking external business from agents. I don’t poach other people’s book of business. As far as talking to them, that was the understanding...strictly PM, and I respect when people keep their word. That’s the issue. Thanks for feedback!

@Jeff Copeland First paragraph, we know. He did come to me, that’s not the issue. 3rd paragraph, that’s how I work. Like I said, if they find a deal, I expect them to take it. Many bring it to me if they can. Loyalty with my clients is not the issue as stated. 

The issue is the PMs word. Saying one thing and doing another. I am just used to a different system where PMs are PMs and REAs are REAs. More importantly, someone’s word means a lot to me. Thanks for feedback!

Hello, Agents! I have a question and maybe I am looking at it wrong... 

I like to have a vendor network so that I can provide my clients the best services.

It took me a while to find a good professional property management company. I finally found one and fell in love with the business and it's owner.

Well, I noticed that many property managers in the state I live in also act as real estate agents.

As of recent, the PMC has been trying to sell my client make-ready properties directly. I was told in the beginning that they did not try to poach clients from agents who referred business.

My client is very loyal, and while he was perked, the numbers didn't make sense to him. He told me about the them trying to sell him real estate directly, cutting me out.

I am not afraid to lose my client. He is not going anywhere. I am just a bit disappointed in the PMC, although they are good at what they do. I know it's not illegal, and I think my client should take a great deal if he finds one, but I consider it a breach of vendor trust to some extent.

Am I looking at it wrong? 

As a vendor would you not want to attract more business from me and take care of my clients properly. On a side note, I really wish I could find a solid property management company dedicated solely to PM.

Hello! I am also biased to KW. I started with them in 2012, left them, went to another brand, and then a boutique and came back to KW.  Luckily, I am fully vested with them.  I just wanted to post that fees and caps vary from place to place, obviously based on cost of living and housing economy. My Los Angeles/Orange County market center cap is not the same as my Missouri/Kansas cap.  Vastly different price points and markets. I am supported by coaches, weekly masterminds, contractors, builders, investors, agents, trainings, staff, lenders, conference rooms, catering, etc. As for an office? I've had it. Don't need it. Our team leader is the President of KCRAR, and I get to see her everyday and get poured into. So is it worth my $80 a month? Absolutely. It's like having a house of Tony Robbins and John Maxwells at my disposal. A higher commission split doesn't mean you're doing more business, nor that your career will last. I have a center to go to to get motivated.  Agents from many states to do referral business with, or whose market centers I can use.  I love tech and I am personally paperless, but I don't discount the human experience. I love it and need it, some don't.   

By the way, my clients are mostly in our in-house lenders or title officers' suite 2 steps away if that, or in a 5 minute conference for pick up and drop off if that. I've had 2-3 since October in the office. It's all about perspective and checking our ego. I've gotten more work done without an office than with an office!

Greetings: I know many people wear many hats or try to within real estate sometimes, but it doesn’t always sit right with me. For instance, I am trying to find a dedicated property management company for a client. So far, the “referred” people/co have been new trying to break in, or are trying to practice real estate on the side. It seems like 1) they can’t focus on the PM duties, 2) or they’re trying to get a piece of the pie, or 3) they are bringing in other non-PM people to work. This past week was rough. Mind you we interviewed “referred” people. I would have had better luck picking someone out of yelp. I did a walk through with the following PMs and staff: 1) ended up being a newbie, and tried nickel and dining the work. Client said, “next!” 2) highly recommended lady. Everything seemed good. She got fired and her company didn’t want to do inner city work. “Broker” ended up not having license. Shame. I liked contract very much. 3) Recommended lady, has aspirations to become a sales agent herself now, as does her maintenance worker. All they spoke about was their careers as real estate agents. Focus PMs, focus! If I need agent, I can hire myself. 4) Most others on Yelp and other sites, have a plethora of complaints against them online. I’m at wits end. Is Property Management not a fruitful career and business in and of itself? I’m starting to wonder. Hard to find a dedicated company solely dedicated to it. If you know of one in KCMO that handles metro areas, please point me in their direction.

It sounds to me like there was not a conversation about the expectations of the relationship. For example, I have clients who expect to meet with me one so we can go out and look at homes, whereas I have clients that only want the list. Expectations are important with any type of client and communication. Both sides should spell out if they prefer weekly meetings, monthly meetings, Email, text, phone call. Also too, I stop and go based on the clients POF balances and how much they can handle at a time. For example, I have clients that will pick up 2 to 3 houses a week, where as I have clients that may pick up a Home a quarter, and we work accordingly. I have clients that only call me when they want me to put an offer in for them. Communication has to be spelled out in order to satisfy all parties.
