Hello, @Monique Stewart, I am also from California, now a Missouri Realtor.
I've been with Keller Williams (CA/MO) since 2012. I work mostly with investors, my two biggest ones being from CA. They each have picked up 5+ SFR for flipping and rental portfolios just last year, with my help.
KC is a hot market. Let me know if I can be of service and answer any of your questions. Welcome to Bigger Pockets!

Hello! Rents vary by areas. A good property management company is helpful. You are in the right areas for the price range.

Or that services Kansas City?
Looking for some recommendations.

Chicago title (real time data and account access to prospect).
Most title companies buy their info from them and they are in most states.
Other good large title companies are Fidelity (owned by Chicago), and Stewart.
Local that I've had great experiences with: Alliance Title, Continental (great for small cash deals), and Clear Title of Kansas (for not so clear titles).

@Cassi Justiz, I understand the feeling about being on the fence. The flipping business was explained as being separate, so that is my issue. They painted it a certain way, and are doing the opposite. It's not my clients I am worried about, it's the integrity and about not being forthright when the issue was brought up. I realize I run that risk, but I trust my clients who are the ones bringing it to my attention. My clients and I work with integrity, which is what I love about my book of business. However, we understand not everyone does, especially when financial desperation grows. Thanks for the feedback!

Thanks guys for the feedback. Not planning on approaching PM, it was more a conversation for my own feedback. Someone’s word means a lot to me. Thanks again!

@Jay Hinrichs Yes! You understand. I am used to CA and NV where PMs are PMs and Agents are Agents. My Ca go-to had a real estate office and her husband a PM business, but they were highly ethical and professional with their clients. You don’t poach your referral networks clients. I trusted them 100% with my clients. That’s what I am looking for. Thanks for the feedback.
