@Adam Wodka, one thing I have done with private lenders is make their fees due on the payoff of the loan. So the points and accumulated interest all become due when we pay off the loan, whether that's a refi or a sale. Makes you really flexible and liquid, and it often works out well for them because it may mean that the realized gain shows up in the next tax year (depending on timing) which helps them "kick the can down the road". If that timing doesn't work out, it often isn't a problem to them to wait for it.

I second @John Knisely. My whole portfolio is with RentWell, but I am in Delco. @Kevin M. is another one to talk to, he manages properties for a few of my clients in the city and they are very happy with him.

@Kevin M. is spot on. Any more I am only seeing EZ Permits work on single family, and it is technically only supposed to work for OO properties. You might be able to squeak one by with the right reviewer but that's not a great plan.
Getting a license in the city is a bit of a challenge if you aren't doing more than several deals a year. Unless your partner already has GL and an OSHA cert, it's probably more trouble than it's worth. We went and got all of that stuff but it only made sense because we are managing a lot of projects in the city.

As the Accountability Manager, your role will be mostly administrative and data gathering and entering. Most of the data you will be entering will be used to track the key performance indicators of the team. Armed with this data, your role will be to report your findings to the team during our daily huddles and regular meetings, and highlight any areas that are off track.
Some sample tasks associated with this role are:
- Meeting minutes (not word for word, just highlights and to-do’s)
- CRM Data entry for sales
- Contractor recruiting/onboarding
- We hire a lot of subcontractors, and are always looking for the best, we need your help with this!
- Project based tasks. Some Examples:
- Document processes
- Find inefficiencies in processes, recommend and implement changes
Job performance will be based on a Job Scorecard, a sample of which will be supplied during the interview process.
Some skills and traits we are looking for are:

- Excel, cloud storage, document editing, and database style software are all used in the role.

@Ross Yeager should join this conversation. He lives in CA and has done quite a bit of OOS investing. He is one of our clients in Philly. Hopefully he can add some more color to the reasons this was one of the areas he chose.
I happen to live here and do work here, but a few reasons for investing here (Philly MSA, including Delaware, Montgomery, and Bucks counties):
1. Cost of living in most areas is significantly less than nearby NYC and DC, but still very easily accessible to both. Still get the city feel for NYC migrants, or you can have more sprawling suburban like parts of DC.
2. Meds and Eds- some of the best hospitals and universities in the country.
3. Moderate climate- Some snow, but most years not major. Manageable temps most of the year.
4. Several massive banks headquartered in nearby Wilmington (DE tax/legal structure is famously beneficial for large companies).
Those are all broad strokes. Within the MSA there is a ton of variation in strategies, price points, rent values, LT legislation, etc. Each area could warrant its own post. I post a lot about Delaware County as that is my favorite submarket to invest, but everyone has different goals. Philly has something for everyone.

Hi @Buyan Thyagarajan most of my portfolio is in 19023, but nothing in Darby Borough. I am not a fan of that area. I like Collingdale a lot (they are very different even though they have the same mailing address/zip). Sharon Hill is ok if you stay north of the SEPTA line, but the borough is a bit of a pain.
I think you are talking about Woodlyn/Ridley SD near 476. I like this area a lot, but prices are a bit higher. I believe rents are a little higher too but probably not proportionally with prices. I have 2 units in this area and like them, but haven't been able to find more that make financial sense with my criteria.
