Are property taxes paid to purchase tax certificates and tax deeds deductable on your personal federal or state (Alabama) income tax return if you don't have a real estate business?

On this same topic, how can an investor check if there are liens, unpaid dues on the property? In Jefferson County Al , is the landmark web a reliable source? Are there other ways other than hiring a title company to do a search?

I don't know if this information will help or not. I have a tax certificate for a property and I contacted Alfa insurance company and was able to cover the new property with a 1 million dollar umbrella policy for $185 per year. I'm not sure if State farm would do the same but it worked out well for me with Alfa.

Thanks for the great response. I will write a note as you suggested Denise. It's a small pull behind camper not a permanent structure that is parked on the property. He probably isn't the owner of the property.

I have purchased a tax certificate for a property in Jefferson county Alabama from the state. How do you aquire the tax deed once the certificate is past the 3 year mark from the date of the sale to the state? County courthouse? Request the deed from the state?

When you submit the funds to the state for a tax lien certificate or tax deed and receive the document what are the steps that need to be taken for the investor to keep the future taxes on the property paid?
Some information I have read seems to lead that there can be multiple tax liens on properties. Does the investor notify or record the document in the county the property is located in? Basically, how does the tax lien holder (investor) pay the future due taxes until the property is redeemed or the title is quieted?

Probably not since I am new to the tax lien process. I would like to find something easy to cut my teeth on. At this point I am still trying to learn the ropes. I am doing a lot of research and asking questions. I have consulted several local attorneys about the tax lien process to get a feel for what steps need to be taken and they all say "Well, Its a very complex process". None have be encouraging or very helpful.
