My daughter bought her first rental at age 20. She lives in Broome county New York. Johnson City Binghamton area. Is there a local landlord group she can hook up with?

Hi Dave,

The banks generally do what you just said and go about 5k lower.  Generally the units are sold in a matter of days.  Our RE team works with a lot of elder care attorneys.  Most often, the families just want the place sold as quickly as possible. This gives us the opportunity to sell them as a pocket listing, oftentimes before we ever list them on the multiple listing service.  Problem is we never know whats coming up.  Could be a 100k condo or could be a 600k single family.    Give me a call Monday afternoon if you'd like to discuss.

I've been in Sarasota for about 6 years now.  Licensed RE agent.  We currently have 3.6 months of inventory(very low) and median prices over 200k.  This is a very tough market to break into.  If I had a dollar for every investor that wanted a fixer-upper around 150k I'd be rich.  A lot of folks are moving up in price to 300K and renting them out for $1 per sq ft.  I'd also suggest bringing cash.

I've been in Sarasota now for about 5 years.  2 beds/1 bath under 1000 sqft can get 1200-1400 a month.  Rents are very high in our area.  Let me know if I can help further.

Sarasota/Bradenton market is very hot. 3.5-4 months inventory. Very tough to find a deal on the MLS. I'm fortunate enough to have several wholesaler contacts, but unless I'm buying for myself personally, its a lot of work for a small reward. I'm sure Orlando is the same way.

I'm an active agent in Sarasota with KW.  We do a lot of deals and know the investment market well.  I also spend a lot of with investors.   Your price point is a very difficult item to get.  Most wholesalers have "pocket clients" that are getting most of them. Are you local?  How quick can you see the property?  Let me know a little more and I'll start keeping my radar up for you.
