Quote from @Ryan Johnston:
Hi Carolina. I agree with @Levi Bennett. As an investor, there's not a whole lot that draws me to Shelby, but there's deals to be made anywhere. Gastonia is growing, but still a few years away. Certainly a market to consider. It's the next gradual area of growth as Belmont exploded the past couple years. I'm a mortgage lender, so happy to assist with any financing questions you may have also. Good luck!
hey Guys, do u think something has changed?

Post: Investing in Lexington Vs. Louisville

@Emily Beatty After experience investing in both, I personally prefer Lexington primarily due to my thoughts that it has a better future than Louisville but both markets have great investments out there. One thing I will say I have found very different about the Louisville market is that you have to be much more cognizant of which neighborhoods you are investing in, i.e. much higher crime.
hey @Joseph Back, any areas I should stay away from?

Hi all!
Looking to connect & chat with investors, contractors & property managers in Louisville Kentucky! My fiancé & I are ready to invest in MF 2-4 Units in Louisville, already preapproved & looking for off market deals as well! Let’s connect.
We currently live in Los Angeles but travel often. Let’s chat!
Not L-ville but Lexington. If you ever were interested in central KY I can help. I specialize in that niche as well.
hey @James Wilcox any insights about the difference between L-ville and Lexington?

Hey guys
when I raise private money as a loan, for 10% yearly, some of the lenders say "wait, if u can give me 10%, i guess u make alot more! so how can i invest WITH you instead of lend you money?"
any insights on what to answer them? (i prefer use them as lenders and not as co-investors)

Hi Matthew,
I believe the best way to narrow down good locations in Pittsburgh is to have a realtor and/or property manager who knows the area and understands your investing goals. My team and I manage over 500 units in the Pittsburgh and surrounding areas, and would be happy to answer any questions you might have. Feel free to reach out!
Post: About to close first house - inspection report revealed TERMITES!

Quote from @Murtuza Bengali:
Hello dear BP members,
We are rookie investors who have been studying the markets, talking to agents, property managers and fellow investors diligently since the past few months. After going through multiple deals and failing to acquire any properties we finally secured a conditional approval on our bid for a 1950 SFR in Winston-Salem, NC two weeks ago.
Our due diligence period ends on February 28th. We new when we bid that the house needs about $8K to $9K worth of refurbishment. However, the inspector recommended a termite inspection which has revealed infestation from the under the crawl space all the way up to the attic. By the looks of it only random wood members in the foundation have any evidence of treatment but the rest of it, including window frames, interior foundation walls and attic show no sign of treatment. This possibly points to years worth of neglect from the owner and no annual termite checks. (I'm attaching the copy of the report for your reference below)
My question to BP members is this. Would you recommend proceeding with this deal or back out? In your experiences are termite infestations of this nature (from the foundation up to the attic) solvable. If yes how much approximately can one account for such a repair. Any words of advice on how to proceed will be greatly appreciated, especially since NC has a due diligence component on top of earnest money which we now stand to lose if we back out.
Thanks in advance for your guidance!
Murtuza

Hello all. I moved to Winston 7 years ago and have a few rentals under my belt. I've always worked with JT Meyers, with Berkshire Hathaway, as my realtor and Grady Ellis, with the Ellis Firm, for closings. I manage them myself so no help there but, if things go well and I pick up a few more units, I'll be looking for a PM too.
Hey @Stephen Diakos do u have any recomendation for an inspector in the area?
