Thanks for the info Eli. Could you share with me who you hired to do the knob and tube replacement and if you would recommend them? I would also be curious to understand if you had to pay a premium with the insurance company while you still had knob and tube in the house before replacement.

Hi guys! I am in a similar situation looking at a property in Germantown. Does anyone have a recommendation for an electrician who can do an estimate and also the knob and tube rewire? I’d like to understand how much I need to budget for the replacement. I’m looking at a 3800 SF house so I think the budget could be quite big!

Also, I would like to better understand the fundamentals of why Germantown is up and coming. What is driving this growth? What type of tenant class currently exists and what class is expected to move to the area? What changes will occur to create a sustainable rental market (i.e. where would the tenants work to gain their income)?
I'm pretty new to the area and to investing in general so I'm looking to learn :-)

I'm currently looking for a buy and hold triplex or quad in the Germantown area. I want to house hack in it for the first year or so. As a result, I'm looking for those nicer blocks where my fiance and I will feel decently comfortable for the time that we live there.
Any recommendations of specific areas within Germantown or specific blocks? Right now, I'm looking close to the Queen Lane train station and also by Cliveden Park.

Great posts guys! I’m also looking into investing in Germantown. Drove around there last night and found that the area by queen lane station has a lot of potential. It is very block by block but you can see a lot of development already by queen lane station. I’m looking for long term buy and hold opportunities and specifically a triplex or quad to househavk in. Please reach out to me if you hav any opportunities and also if you have experience investing in this area. I want to learn the fundamentals of why Germantown is a growth area.
