Every firm is different. In my case I will use the MLS to purchase properties and will also list them after I rehab them so they will make on both the purchase and the sell.

Hope all is well Folks and thank you for checking out my ad, with all due respect I am ONLY interested in individuals that have their own funds to lend. Here is my scenario:
I have three properties that I need repairs funding for, two of them are free and clear or have zero liens and one currently has sellers existing mortgage.
Property A:
Located in Graham, NC is a 3/1.5 1200 sq ft. and the LTV will be 29% Max.
Property B:
Located in Tazewell, Va is a 3/2 1400 sq ft. and the LTV will be 25%.
Property C: Located in Randleman, NC is a 3/1.5 1600 sq ft. on 5 Acres has an existing loan on it at 2.9% 10 year term with less than 7 years left on it and its current. The LTV on that one would be 55% but your loan will be a second lien.
Each property needs $20k-$30k in repairs ( MAX ) none of them have any major damages, all cosmetic.

Try Limaonecapital.com ... they lend on the first deal. I believe its 12% and 3.5 points. Remember that sometimes, especially in the beginning, you have to pay to play. My suggestion is to have a local flipper mentor you on your first deal, give him a piece of the pie. Even if you don't make a lot on your first deal you at least got started.
