Dear all,
I would appreciate if you could share your experience on how to start, and if possible automate, lead generation for motivated sellers, as well as property buyers.
Thank you.

Dear all,
As per the subject, I live in Houston, TX., would like to start investing in RE (SF, MF, etc.), but I am having difficulty getting financing because of my of my current employment situation. I have cash available, a good IRA balance (I'm 62), 10.7 acre lot I put in the market ($50K equity minus closing costs), and the equity in my current home (cannot refinance due to the same employment situation).
I would think that there may be ways to get financing, but I cannot find them. Do you have any suggestions you could share? Any successful stories of similar situations?
I'll appreciate your kind feedback.
Thank you very much.

@Brett Laycock and @Trevor Ewen, thank you for your advice. I am 62 and since IRA's are not performing that good, I was thinking per my questions. I guess it is a matter of paying taxes now or later.

Dear all, I need money to start investing, and the only source of cash is my IRA. So, if I want to use the investment cash flow to make my living, is the only option available to cash a portion of my IRA and pay the corresponding taxes at the time? I do not believe I can do it with a SDIRA since the cash flow will have to be re-invested in the SDIRA and would not be available unless I pay regular taxes.
I'll appreciate your expert opinion.
Thank you for your feedback.
