Besides that for your idea of long term renters I would just try to include any current tenants in the vetting of new ones, as with them all sharing a space you want them to feel comfortable with who they are living with. It can be a tricky situation to manage but once you get everyone in there you should cashflow great!
That is a good thought, I might have to consider that. An STR could potentially work, but not so much in the area of the property, also the zoning would be tricky. I even thought about renting the rooms out for traveling professionals, but it may be something I explore in the future. I will be working it with a management company that has some experience doing this, but really wanted to see if anyone else out there had any experience with this model and maybe any recommendations on what to do and not to do.
I purchased my first investment property with the idea of turning it into a house hack (I will not live in the property). It is a SFH with 6 bedrooms and 3 bath. The plan was to split the master bedroom into 2 rooms since its large enough and use the garage to add 2 more rooms and then rent out each room in individual contracts. Has anyone done something similar in Orlando or other RE market? if so, has it been successful? any issues/concerns to watch out for?

You can use the 'find an agent' feature at the top of the page. If you search for related posts to short term rentals in Orlando, you will also find several agents that are active in this area.

I am currently considering strategy options (thinking either, STR, LTR shared living, or multi family) my potential second deal in the Orlando / Space Coast area and found this pretty helpful! I have not yet started doing much research on STRs, but this just pushed me to go looking!
Any recommendations on RE agents that focus on STRs?

This thread was super helpful! This is exactly what i needed to find. Based on what I read there I should be able to transfer the title to the LLC after a year as it is allowed by both Fannie Mae and Freddie Mac guidelines. Between this and all the other advice I feel much better about moving forward with this deal.

This is similar to what I have heard. Is this what big investors do (Purchase additional insurance)? or do they tend to make purchases with commercial lenders? I know I am starting out but really want to do it right so that I can scale it up over time.
Also, I heard from my local lender that for them to loan to a corporation/LLC, the entity would have to be established for at least 3 years to be able to borrow anything above $50k. Is this a common requirement?

Hi, I am under contract for my first real estate investment property (Single family home) and for the last couple of weeks I have been trying to figure out how to obtain financing with a lender that will provide lending for the investment property under my name while allowing me to close with the title of the property under an LLC. Is this something that can be done?
Also, If a lender does not allow it, is it possible to transfer the title of the property from me to the LLC after closing? I heard about the "Due on sale" clause, so I am a bit worried about falling into that situation, although I keep hearing that lenders do not really enforce this.
Otherwise what are my options to get the title of a property in an LLC in order to gain the liability protection?
