@Kurt Phillips - I don't know if it helps, but I am a licensed agent, so the commission could be minimal in that regards.  

@Jason D. - if complete tear down, I could probably get something closer to about $60k on the property.  How would I find a builder to do this for me?

I am considering my first first into a flip. The link I posted below is a property I found on MLS for dirt cheap. But a lot of work would need to be done on it, which is where I would need the most help. The house is listed at $14,900, and I feel this house in good condition could go easily for $35k. So I throw it out and ask, what would you do with this property?

Hello everyone,

I just wanted to come on here.  I am one of those people Josh refers to that posts one post, then am never heard from again.  I will say I have been a behind the scenes lurker, but think I was confused on what path I wanted to take to start my real estate journey.  After a failed attempt at an investment property (failure due to confusion), I decided to still work my FT career, but start the process getting my real estate license.  I have finally reached that goal, and am looking to start helping others with their real estate needs.  I am based outside the Kansas City metro area on the Missouri side, and currently have the MO license.  I have started studying and am trying to find a time to sit for the KS testing, realizing that with a FT career in KS, I have a lot of connections on that side of Kansas City.  

I hope to let everyone know more as time progresses.  Just figured I'd give a better introduction than my last post.  I do hope taking this path opens up many other doors for real estate.  I find the industry very fascinating.  And with the BP podcasts, get excited with each show on each avenue that is discussed.

If I bought for the cheap $15,600 price, and tried to turn around and sell again for the Zestimate and make a little bit of money.  I know the Zestimate is probably not a good indicator, and that there are a lot of other foreclosures around it, but even selling for $25,000 would be a good turnaround for a first timer wouldn't it?  Let me know how clueless I may be.

My goal for 2015 is to land my first deal.  Not necessarily sure which way to go, but I think I had an idea that I'm seeking guidance on.  We were visiting some friends over the weekend, and across the street sits an empty house that caught on fire about a year prior.  I asked my friend what was going on with it, and he said it sat with very little work being done on it.  My questions for BP are:

  • Is a house that caught on fire, and very little work being done on it a good start?
  • If so, how would I get started?
  • Is this a good example of flipping?

Sorry for generic questions, I'm still new enough that I am not fully sure how to get my foot in the door.  Thanks for any feedback!!!!

Hello everyone,

I just wanted to introduce myself.  My name is Jeremy Hostetter, and I am from a small town just about 20 miles outside of the KC metro area on the Missouri side.  I currently do not have any background in real estate, other than an interest in about for about the last five years from various readings and online searches.  I discovered the BiggerPockets on Stitcher, which between both brands are my favorite discoveries from last half a year.

Before discovering BP, I started reading up on being a landlord in hopes to get my feet wet in real estate through this route.  But after hearing a podcast about wholesaling I am now more interested in this venture.  My story has yet to be told, but I am hoping that the journey will be mostly positive from this point on.
