The beauty of the LLC is that is the number of creative ways you can use it are almost unlimited.

The trick is to meet 1) business and 2) tax objectives at the same time.   

The recurring issue is can I or should I?

The answer to the can I question seems to me is limited to only what you can negotiate.

The answer to should I should IMHO be subject to your after tax ROI targets relative to the next best alternative with an element of risk factored in.

He would  have to sue the  contractor in civil court. 

I  don't see  how he has standing to file a materials line against the property. 

Seek local  counsel to  confirm my opinion.

I am in KC if you need a non biased 3rd party opinion.  KC is great in some areas but I think some areas are sold unethically to out of stater's.  Cavet Emptor always.

I see...the original post did indicate both a desire to master lease (no dodd frank) and seller finance Mobiles (DODD FRANK all over it).   I didn't catch that in the original post.

I am confused @Howard Abell  I am not sure how df applies to a Master lease?  Can you explain why you think it does?

I was a landlord tenant lawyer in another life.  The landlord tenant code is generally a state law statute.  Major metro's may rank their own horn book for landlord tenant city overlays but my guess is the local bar association guide is close as you'll get to city specific.

I have totally experienced the same phenomenon.   I found that I cause my own problems most of the time.   This is true in this context.  Friends and family are NOT good business partners.  They make even worse success coaches....demotivational speakers even.  

I learned to keep my mouth shut at family get gatherings with regard to my business ambitions.
