 Honeycomb is not getting out of that type of insurance.  Honeycomb only does real estate insurance.  Did your agent tell you that or did you buy directly through Honeycomb?

 How old is the roof?  What if the storm caused extensive damage? I think you would want to have the coverage rather than excluding.

Water backup sounds less important based on no basement/sump but not being in a flood zone isn't really relevant.

Gotcha, this tracks.  Texas is in a challenging spot in terms of insurance.

For instance, Foremost has not stopped insuring short-term rental properties overall but they may have in your area/Texas.  That's why I wanted to clarify.

 Where is your property located?

Options vary by state, particular properties/locations, products within particular carriers, etc.

It's really important to talk to an agent/agency that is impartial and looks out for you.

This unit is owned by my LLC but certainly I have signed for the mortgage. So if something happens I honestly don't know if the LLC protects my other assets and I do have non real estate assets in my personal name.

I also wonder if I'm overthinking it in that if something were to happen, wouldn't someone have to truly prove I was liable or negligent? . Point being - if I'm renting your house. And I fall down the steps.  And nothing was wrong with the steps ....I can't prove it's your fault?

 Your umbrella will not protect you because an umbrella only kicks in when there is underlying liability insurance.

You should be able to find other property insurance but if you can't or don't care about it you can purchase liability insurance only for the property.

 Landlord insurance is not necessarily less expensive than homeowners.  While they might not be covering contents at the same level as an owner-occupied property the risk is higher with the occupant not having a financial interest in the home.

I own an Independent Insurance Agency and have been helping investors since 2008 with insurance.  

I currently represent Steadily and feel very comfortable using their products with our clients. 

I do recommend using an Independent Agent rather than any company directly when possible.

I don't have any experience with Proper.

This is what I was quoted if anyone could comment on it.

$750 a year for general liability which I can’t find the details of what it covers. I’ll ask. And then 1M umbrella policy for $600 a year.
Then he says the umbrella is strictly for my company and he can get me one personally..


Am I really going to have to get 3 policies? Can anyone give me some advice/guidance on this stuff and maybe share what you use.


 This is impossible to answer without knowing what you're trying to insure and how you have your business set up.

Your problem is that if the tenant has to stay in a hotel, it's the landlord's apartment that's unavailable. The landlord would have to pay unless the tenant was responsible somehow, which isn't the case here.

My tenants have been understanding.  This situation was beyond my control and I took quick, aggressive action.  My tenants know that when they call me with an issue, I act swiftly to resolve the problem.  One tenant however, did refer to having their rent pro-rated by the number of days that the situation would last.

There is a clause in both their leases that they are responsible to carry renters insurance to protect their personal belongings against fire, theft, flood, loss of use etc.  However, none of them purchased it.  I'm wondering now if I should manate it....that's another issue.



What would you do?

 Insurance won’t cover it. Insurance will cover damage to their possessions, but you are talking about inability to use the apartment, not their possessions.

Lack of water/sewer service means the apartment is uninhabitable. Period. Pro-rate the rent and save yourself a lot of grief from an issue you would surely lose.

If they had purchased renters insurance with loss of use/additional living expenses this could be a covered loss for them.  That said, deductible would likely be $500 or more so how many nights would they need to get a hotel for instance and what would it cost?

That said, renters insurance absolutely should be mandated because it's NOT just for the tenant and many tenants don't even realize what it covers.  I'd offer an easy online solution if they don't want to use their own provider.
