 Lots of companies offer dwelling policies that accommodate personal or entity owned properties.  Deductibles vary by carrier, state, property.  State Farm would vary by state as well on things like the minimum deductible.

 Doesn't work that way in terms of being more expensive. Without underlying coverage, an umbrella won't apply.  

An independent insurance broker should be able to provide coverage.

 Yep, and some brokers represent some of the companies that also sell directly and we do it with better service.

 Work with a broker...but you'll always have to identify how and changes to how you use a property.  That's how they price the risk.

 Vacant property insurance in and of itself is not enough to cover during remodeling.  It depends on what work is being done and the rules of the particular insurance company/policy.  Talk to your agent and don't try to hide material facts about what you're planning to do.  Will only cause issues in the long run.

 Highly unlikely - but this is a simple question for the agent that you're working with on builders risk.

 There isn't anywhere near enough information in the original post to provide specific advice so I asked the poster to reach out.  

10,000 foot overview the best advice would be to speak with a knowledgeable INDEPENDENT insurance agent and be as forthright as possible with your situation.  Then provide every bit of information asked for.  Ask questions.  If you don't like the answers, find someone who knows what they're talking about and can guide you.

 Always shop your insurance. Also remember insurance is based on "replacement value", ie. what would it cost to rebuild. Typically this will range from $100-$150/sf but of course can be much higher depending on where the property is located.


 $100-$150 is outdated.  You're going to find quotes more in the $175-$250 range and up.

Apartment buildings (5+ units) are a totally different ballgame from 1-4 units. I'd strongly recommend an independent agency over a captive such as State Farm for either scenario though. More options and flexibility for the investor.
