The presence of the wiring was noted a week or so after we were in contract, but I also assumed from the start that it may come up on inspection due to the age of the property, and its location. My main concerns are health & safety, along with the ability to insure the property for $300 or less per month. This is a 4-unit built in 1915, that was converted from a large single family initially. PP is $250k, with a fixed 7.7% interest rate for 30yrs. Goal is getting rents to market at $950+/unit. The appraisal and inspection are both taking place today, and I expect to review them either tonight or early tomorrow morning.


 You still might be able to get the building insured for under $300/month but options will be very limited and coverage reduced for any property with knob & tube wiring.  Also, an agent will need more time than your typical home insurance to work on this for you.

 I don't believe either of these are actual Steadily MGA policies though.  They're just brokering you to other carriers.  Steadily has their own product (with multiple writing companies) and then they offer policies through other carriers just as an independent agency would.  If you're going to work with an agency, you should work with an actual agency rather that is unbiased in my opinion.

They can likely purchase a policy but claims will likely be denied if it's not a legal residence

 I wouldn't rely on AirBNB - at all.

The HOA is highly unlikely to rebuild the interior of your condo...have you checked on that?

Even if they did insure the entire condo (unlikely) or if you decided to self-insure for physical damage you could get premises liability on the property.

 An umbrella policy will not kick in if there is no underlying liability insurance on the property - AirBNB's insurance will not count for that.
