@Nick S. Auction is fine,  but you should decide the location, and what kind of future plan you want to be into.

Here and there, you can find really good deals through auctions, been too many of them, they always end up more than the market price. I dont kow why, people get emotional about them, and pay more.

I also hear stories about them being good deal, my experience is not great with them.

You should study Baltimore a little, then decide where you want to buy, then rest is easiers, definetely stsrt talkingt o your bank.

I would invest in Baltimore, buy a multifamily live one, rent the others. People usually go to mid range-cheap neighborhoods but, it seems like you have the credit needed, so why not living in a better one. You will have better renters, you will live in better neighborhoods, house will appreciate. If you wanna be close to train station, Mount Vernon or Charles Village would be great, both have good amount of multi-units that can be in your price range. I would not wait, talk to your bank, buy and hold game is a long term deal, earlier you get in, better you end up. You can refinance later on anyway. Especially interest rates are expected to go up. Jasmin Mcduffie The best think you can do is to drive around and look at the neighborhoods. That could the best think to do in your situation. Baltimore is tricky, but profitable as long as you learn it.

I just look at the houses sold in the neighborhood last 12 months. %70 of them sold under 40k. There are houses (only 4) sold for 120 range which are nicely done, seems like full renovation. I hope this helps!!!
