Baltimore is tricky, you have to analyze it carefully, drive around, understands the city.

Give you an example, I am considering a property for a 60K investment. The funny, thing is one block ahead is a war zone, one block behind is 400K properties, so it you either have to see it, or work with somebody who know Baltimore well.

I wonder if you end up investing in Baltimore??

I have been at least 20 of those in recent months, depending on the location they can even run higher than the market price.

 I feel like people don/t come to these auctions with a game plan.

I have seen only one or two okay deals out of 20, do not expect a steal.

Although Ned Carey 's post is really helpful and good info, you should manage it yourself, until you own certain number of them.

Interest, water bill, cable bill electric bill, mileage, lawn cutting, paint etc... It is a business, whatever you spend on it is an expense.

In my home country it is laminate all the way,and you don't have to replace it like carpet so often. But installation is the key, if contractor doesn't do a good job, it looks really cheap and chips easily.

I think Kurt K. explained it very well. You spend 8k, you will get that money back in 2.5 years. It might also change your renter base and get more money. With your calculations, I would not hesitate renovating them.
