I think Kurt K. explained it very well. You spend 8k, you will get that money back in 2.5 years. It might also change your renter base and get more money. With your calculations, I would not hesitate renovating them.

I wonder if it is going to change anything or even change REA's perspective, there are many people out there who don't run the numbers and find themselves in a bad position.

As you already noticed, listen to as many podcasts as you can. You will get ideas from other people's experiences. You have a head start than most people with those 6 units and your house. Flipping is great just make sure that your first deal has enough meat on the bone to allow for some newbie mistakes. Hope you find a decent deal soon.
