Hey @Account Closed, Im an agent, wholeseller, and flipper in this area. I also did property management for a couple years and I can tell you managing the Westfield properties were much easier than the springfield ones. Most local investors understand this which is why theres currently only 7 active listings for multis in Westfield. Theres a couple 3 families listed right now in the 300k range. Theres also a 8 unit for around 500k with Four 1BR and four studio apartments. 

Gross Income: $65,265

Also keep in mind the great thing about this area and Hampden county in general is that section 8 pays-


Studio- $745

1BR- $891

2BR- $1129

3BR- $1404

4BR- $1648

As a real estate agent in western mass I know things are extremely hectic right now I would sit down with her or get on a phone call and express your frustration. Multi fam properties are lasting just a couple days before someone scoops them up so moving quickly is the only way to get deals at the moment. Once you speak to her and she still drops the ball then I would start looking for a new agent.

48 + 27 

40 + 20 = 60 then I think to myself 8 + 8 = 16 so 60 + 16 minus 1 lol.

Hey, if you decide to invest in Springfield I can help you out. I have a couple on the mls and I get distressed off market as well but that won’t qualify for conventional financing. As far as quality of tenant you need to do your due diligence because that’s what can make or break you in this market. I’ve done property management and a lot of rental leases in Springfield so I’ll be more than happy to connect and help you out.

@Desha Charles @Michael Timson Im a local Wholeseller/flipper in Western Mass but I would like to start doing deals in Eastern Mass. I lived in the North Shore for a couple years so I'm familiar with the market. If you guys need any help feel free to reach out to me. I would also start watching Max Maxwell on YouTube he's a great resource on how to do this business but be careful with people selling you courses.
