 @Jay Ben I would be very careful with this. CA has some very strict rules and restrictions on this topic. If this is a direction you want to go with you should look into novations. A lot of my clients are using novations to get properties listed on the MLS that they do not own. What's great about novations is that you avoid double closing and spending money on closing costs 2ce.

Congrats on your first deal! Generally, yes. Typically you are going to put the price you have contracted the property at, then your assignment fee, then the total price to the end buyer. Hi @Keith Lanier, so transactional funding is a short-term, typically same day loan that would cover 100% of your costs to close on a property, assuming that you have your end buyer lined up to buy the property from you on the same day. 

You are correct, having your end buyer lined up is one of the most important pieces. The 2nd most important piece is working with a title company or closing attorney that understands double closings and is able to process them. I have funded several deals in Texas and worked with a few great title companies out there. If you want to shoot me a PM I'd be happy to share their contact info or make an intro.

 Really? I'm very surprised to hear that. Rachel over there has always been awesome with us. We've probably funded 50+ closing with just her and she has been great on each.

@Jonathan J. we close lots of deals in VA for wholesalers and have worked with some great title companies. Our preferred title agents there are First Class Title & District Title. They both understand the wholesaling and investing side of real estate and are both awesome to work with. @Devon Hardeman we close a lot deals for wholesalers in TX and have found that OSN Texas, Republic Title of Texas and Capital Title are the best.
