I have a client with 13 SFR's located in SW Atlanta 30310. Some are Section 8 and some are traditional tenants. Total monthly rent roll is $10,360. $845,000 for portfolio or $65,000 each property.

James your research is quite impressive.  I am also an Agent and resident of Suwanee.  I moved here 20 years ago from Orange County, CA.  I have also noticed the similarity in the trends.

I have 19 acres for sale close to the Mall of Georgia, Minor League Baseball Stadium and I 85.  This property is slated for comercal use by the county.  There is large frontage on a major artery with lots off home bound traffice from I 85 and access from side street as well. Over 1,000 apartment surrounding the property along with office buildings and single family. Publix shopping center anchors the corner.  Price well below market for quick sale.  Wonder investment opportunity.  Property is in a PRIME location.

First of all I am new to BP.  I am learning as much as I can.  I have read 3 posts regarding abandoned properties but I have not come across what I am looking for.  so.... If I am rehashing something that has already been discussed please direct me to that thread and I can read and learn

That being said, I am interested in buying a property that has been abandoned for almost 3 years.  I have looked through tax records and the taxes are paid current.  The address listed for the owner is the address of the abandoned house.  

What other places can I look for an address for the owner?  Would a Title search give me any additional information?  Has anyone worked this through?  I am in the Atlanta area so anyone in familiar with Atlanta would be awesome!
