@RoderickSmith I took Marks class also. He is good. Entertaining. I liked Marks format because it was at night, at a distance and I could communicate with him if needed. If you need to take online, I heard one Agent on here mention 360training.com. I just remember it was cheaper than being in class. You can go to AREC (Alabama Real Estate Commission) website to get some options of approved courses. Good luck!

Currently, I am considering buying a tax sale property from the state of Alabama. Its in pretty bad shape but has potential. The state has had it for over 5 years. Once you do your application for a quote, how do you go about offering less than the quoted amount? Also for those who invest in tax sales do you get a title search ran prior to purchase?

LaDerrick Langham an important question to ask is what is the ARV...After Repair Value. Basically, what are similar houses (similar age of home, square ft, rooms and baths) in good condition selling for in that same area? You can ask a Realtor for comps or you can do a quick search on Zillow to get an idea.

Ash Lynn I am an agent and admittedly skeptical of most people. I would be concerned if the agent was the person you called from the sign in the yard therefore the sellers agent but if the agent is someone you have personally been working with then I probably wouldn't sweat it too much and just share the information. It may cause me to pause if the agent who has the property listed works under same broker/for same Realty Company as my agent. However, a good ethical agent is not going to risk losing your business and your possible referral for a few bucks. Good luck and Happy Investing!

War Eagle Auburn folks! Degrees: Bachelors Psychology-Jacksonville State University Masters Social Work-that other school in Alabama :) Currently work in Education at a college. Always want to tell students that don't have a clue to go find someone that is doing what they want to do and find a way to provide value to them for a year. Then come back to school if you need the degree for that job. However, being a college, I can't run ppl away. Next best thing is encouraging undecided students to learn how to do something instead of majoring in Psychology:) We have several technical programs and I feel having a skill is valuable in life. However none of my education has really helped in RE. I would gladly ship The University of Alabama back this Masters if they would take the loans back also.

Read any of Denise Evans posts here on BP. She provides alot of really good information on Tax Liens----courses, books, articles etc.  I think she is an attorney also so you may be able to hire her to help you with your issue. Also, Joseph Maloney in Jacksonville, AL is a Real Estate investor and attorney. He may be able to assist. I dont know him but one of the teachers at my school mentioned he handled some of his RE transactions.  Good luck. Sorry you are dealing with this.
