Aaron Millis I totally agree with Sean Walton . Most wholesalers deal directly with cash buyers. I am not an attorney but plenty of attorneys close wholesale transactions in Alabama. I don't think attorneys would jeopardize their practice for a wholesaler.

Aaron Millis much better to deal with non-agent investors if you are Wholesaling. You can work with agents but the agent is usually an investor also and understands Wholesaling. You may decide later to get your license but you may have difficulty finding a broker that will let you wholesale while being an agent. Good luck.

Oh ok. That is helpful.  The appraised value is $79,040 which makes sense. He probably knew exactly what he could bid up to to stay within his margin. The entire tax sale process was interesting with a mix of professional & new investors. Also, I am checking out your website. Lots of really good information.  Thanks.

@Denise Evans I found your discussion because I went to my first tax sale today in Calhoun County as a spectator and I was trying to find a discussion on why someone bids above taxes on a property. Question: Guy bids above taxes on a property at $12,000.  The taxes owed is only $721.  Why would someone bid over the taxes? Does he have to pay that $12,000 right now and to whom does he pay it to? If homeowner redeems, how does he get his money back if he had to pay that $12,000? From your post above, it looks like he gets to collect rent from the tenants assuming property has tenants.  Read somewhere that they get 1% a month of what was paid? So does he get 1% of $12,000?  Thanks in advance. Any help is appreciated.

Vanesha Bowden I agree with Candace Habte Ty the Flipman provides a lot of good free content. He usually does a free webinar on Thursdays that you can participate in on YouTube also. If you subscribe to his channel on YouTube and click on the notifications it will let you know when he goes Live for the Webinar. He calls it Flipinar. I think it's at 6 or 7pm on Thursdays. So there should be one tonight. Good luck.

Aaron Millis you may consider talking to people at your local REIA. I am pretty sure they have a page on FB. Also, you may find a Realtor who will pull the recent cash sales for you. See what types of properties are being purchased for cash and if they are being put back on the market soon after. Also, if that doesn't work out try the Courthouse Auction. Auburn is a great college town so I would think someone is doing something there. However, it may just be that sales on Foreclosures are not too far from the retail sales and that might limit the good deals you can find. Good luck!

Jared Smith I can't personally vouch for Clayton Mobley at Spartan Invest but I think his company does turn key. He seems very knowledgeable of the area. I think I heard him on a podcast or maybe at a REIA. Good luck!
