Cash flow is tight in Phoenix right now, there's no denying that fact. It's going to be especially difficult in the historic neighborhoods (which have become very popular and driven purchase prices up, while rents are increasing a little less quickly). Most people are looking for the appreciation instead of a monthly cash flow. 

If you are really interested in cash flow, there are neighborhoods and strategies that can help improve your numbers. Happy to discuss!

I really wish I had gotten started in RE during law school rather than waiting until I was licensed! First step is building equity in a personal residence. This might not be an option until you have a steady income after graduation, but do it ASAP. As for now? You have (some) time to learn, if not cash to invest. Learn everything you can! Check out BP, podcasts, books, blogs ... anything you can get your hands on. That way you will be ready to go (and hopefully avoid common missteps) as soon as you have cash to invest.

She would either have to sign her entire interest over to you (likely through a quitclaim deed) or sign off on the sales docs to the new owner. Either way, her interest has to be dealt with before you can provide clear title to a new buyer.

Phoenix has been a very popular destination for CA investors. It's a short drive/cheap flight and your money goes much further here than in SoCal. If you're interested in trying OOS investing, this is a good way to ease in to it. Happy to answer any questions about the Phoenix market!

I'd start by reviewing MLS search results (which are more accurate than Zillow). This will give you a general sense of what your budget will buy in a particular area. You can also start to see what geo ares you're interested in, what features you do/don't want, etc. Once you have a clearer idea of what you want to buy you can get prequalified and ready to roll! It won't really hurt to get prequalified now, but it's also not really necessary until you get a little closer to buying.

The most important step toward OOS investing is developing a reliable local team you can trust! A lot of California investors look here in Phoenix - it's a short commute, we have a healthy market with lots of job growth, and appreciation has been reliable. Happy to answer any questions!
