@Jeremy Davis: Instead of asking if they work with investors, ask what investment products they can offer you. Ask what alternatives they suggest for documenting income without a steady W2. If they can't give you some options, they aren't the lender for you.

Find a good lender who works with investors and start chatting now. He or she will help guide you on what documentation you will need to prove income (either during COVID unemployment or later, when you have a steady job but the income is unpredictable). By preparing now, you'll be ready to move when that great deal comes along!

Our market has slowed a bit with COVID, but projections are that it will pick back up pretty quickly. I actually think there could be some opportunities on distressed properties now that will appreciate nicely over the next year or so. I can also put you in touch with a great lender if you need one!

It's difficult to cash flow in Phoenix right now, but if you invest for appreciation, it's one of the best markets in the country. Really just depends what your strategy is.

I'll second what Chris said about Phoenix - we've had healthy appreciation, limited effects from COVID, and job growth projections are still very healthy in the coming years. Best of all, we are just a short drive or flight from San Diego, so it's not too burdensome to come out when you need to. Happy to answer any questions I can about the area!

Obviously I am biased here, but I have to vote for Phoenix. Job growth in the coming years is expected to be big. COVID might put a damper on some of that, but not all of it, and this is evidence that we will have stable, reliable growth in the housing sector in the housing market over the next few years. I just don't know that Vegas can offer that stability right now.

Phoenix has great potential in the coming years. We've seen a little slowing due to COVID, but no massive market shifts, and we still have great job growth projections in the coming years. The East Valley (Chandler/Tempe/Gilbert/Mesa) tends to be a little more popular and more expensive. Happy to answer any questions I can about the area!

I would put in a plug for buying a primary residence (especially in California). Instead of paying rent, you could be buying equity into an asset that is likely to see good appreciation (depending on where you are in California). Also, after two years, most or all of the equity will probably be tax deductible.

Phoenix has been a popular destination for California investors - much more affordable than Cali, and it's just a short drive or flight when you need to be here. I've worked with several out-of-state investors. Happy to answer any questions I can!

This is the issue we were discussing above - properties that are zoned for SINGLE family cannot rent out ADUs separately, but properties that are zoned for MULTI can. But a lot of SF owners are renting out their ADUs and just hoping they don't get shut down for a zoning violation.
