I can't give you specific numbers for a contractor, but from a legal standpoint, it is likely worth the cost. You could face significant liability if someone is injured by an improperly-assembled cabin. It would also be easier to insure and resell the cabin if you can prove that a licensed contractor put it together. Just some food for thought!

@Brandon Witt: they can foreclose for delinquent dues (not fees for leaving your garbage out, etc.) My understanding is that it’s 12 months or $1200 before they can initiate foreclosure proceedings.

Here in AZ, we are seeing a TON of appreciation. Buy a primary residence if you haven't already. In a few years, you'll have some equity and can decide how you want to put it to work!

Phoenix isn't cash flowing very well right now, but we have VERY healthy appreciation. It might make sense to diversify your real estate portfolio with some cash flow in the midwest AND some appreciation here in Phoenix. Happy to answer any questions I can about the Phoenix area!

@Stone Jin is right - it's important to diversify your investment with both cash flow and appreciation. Phoenix just doesn't cash flow well right now, but it would be good to hold on the good performers to see the appreciation. Let me know if you have any questions specific to your Phoenix properties!
