My experience has been everything I expected.  House was renovated, with tenant with at least a 2 year lease, management team handles any issues, monthly rent and reports on time each month.

you have come to the right place for some due diligence checking, but I would suggest that run in the opposite direction from Morris Invest.  

in his podcast and youtube videos he mentions teachers, firemen, police officers , nurses, etc are his tenants.  that raised a red flag for me when looking at various listings and then looking at the neighborhoods on google maps.  just sayin'
