Team,

1) What would be an approximate labor and material cost (range) for a central heating system for a 1500 sq foot house including ducting and vents ? This is for a rental property. 

2) Should it make sense to install central AC or wall units in all 3 bed rooms and living room ?

Hello team,

We are bumping into a property in San Bernardo county (CA) that can be explored commercially.  The city already made this as a general commercial zone. I would like to talk to some one who has some experience in this field to understand how do I know how much % property can be used for commercial building vs for other needs like parking, etc.. ?

Hello everyone, 

We (two partners) bid on a upper fixer property in San Bernardino county on Monday and we received a counter today. I also heard through the listing agent that they had several offers by Saturday 1 PM. We are not sure why we even have received a counter since our bid is 25K less than the asking price and not a cash offer. 

Our options are A) Rent the house with minimum upgrades to get a break even. <== Immediate option

B) This is a 18000 lot so there is an option to divide the lot and build another house. <== Long term option.

Currently this lot is undivided and how do we know that the lot can be divided ?

Thank you for all the suggestions. Just to bring a logical conclusion to this topic, I would like to let you know that I am also filed tax returns (final signature is pending) for 2016. My CPA had the same opinion to keep everything on hold (HELOC interest, property taxex, and all other expenses) until the house is sold out.
