Ok Sounds good.
I am getting a mixed response that Cathedral City draws less vacation crowd compare to Palm Desert and La Quinta ? Can some one weigh on this opinion ?
Obviously, Palm Springs brings more crowd but also more expensive.

It costs almost $7 in CA for wood installation, including the average brand material.

Fellow investors/Land Lords,
I am exploring a SFR (with pool and no HOA) to purchase that is listed on MLS in Cathedral city, close to Palm Springs.
It's a standard sale. I am looking to rent it out either for standard renting/vacation renting.
Any one who is already investing in this area - can shed some light ? pros and cons ? etc..

Closing costs does not look right. 8200 ?
If I understand correctly - your total cash out is = 25,175.00
- 3.5% DP + Closing costs + 20K rehab cost
- 3675 + 1500 + 20K) = 25,175.00
Cash flow is = $570/Month = 6840/year
Cash on Cash Return = 27% which is good.
Note: I am assuming 1500 is your closing costs.
However, if closing costs are 8200, then your cash out is = 31,875.
Cash on Cash Return = 21% which is also good.

@Karen Alexander - Good point on gas prices. and its continue to there since we are all moving towards green, which is a good thing.
I have been debating on the same - what is the city or group of cities that has growth potential in the next 5 to 10 years ?
I am really looking for long term and sustainability, though it is not easy to predict.

@Mackal Smith -Wonderful ! and it's truly inspirational. I believe in that magic formula. on the personal level, I am struggling to be disciplined to make this part of my routine. In other words I simply lack consistency.
